Massive Mixed-Use Design In Malden Provides Residents A Gateway To City Living

The J Malden Center redesign has been the collaborative effort of the Jefferson Apartment Group and the City of Malden since 2013. The site’s transformation was intended to provide Malden residents with an immersive experience by providing a central location to the MBTA station, retail, and various restaurants.

Ellen Perko, Senior Project Manager at CBT Architects describes, “Collaboration between the CBT design team, Jefferson Apartment Group, the City of Malden, and Callahan Construction was integral to creating an impactful project that would serve as a gateway to the city. The project reinvigorates Pleasant Street with vital urban and civic space, introducing downtown living in a dynamic, mixed-use environment.”

The mixed-use project sits over 550,000 square feet, providing the City of Malden an abundance of commercial, civic, and high-quality residential space. The residential portion exudes contemporary living with an indoor solarium and outdoor/rooftop entertaining spaces. Meant to be “all-inclusive” the project also features a state-of-the-art fitness facility with Peloton bicycles. The other portions of the massive development include over 20,000 square feet of street retail and 45,000 square feet of commercial office space that will serve as the new Malden City Hall.

 “J Malden Center broke ground in March 2017 and although we faced many challenges throughout the course of the project we listened to JAG’s concerns and adapted to help achieve the desired design,” describes Patrick Callahan, President of Callahan Construction.

CEI Materials was brought in early by Callahan Construction to provide design assistance to their design team. The team assisted in the fabrication of the building’s exterior metal components utilizing CEI Materials’ customizable R4000 Rear-Ventilated Rainscreen system. With the use of both metal composite material and perforated aluminum plate, the building is as dynamic in its design as its intended use.

CEI Materials’ R4000 Rear-Ventilated Rainscreen system is the most economical rainscreen system, it is low maintenance and has been tested to ASTM E 283, ASTM E 330, ASTM E 331, AAMA 509-09, AAMA 501.1, and Florida Product Approval standards. Additionally, this versatile system is NFPA 285 Compliant.
